How it works
Hand it over. We negotiate. You get it back.
You hand the deal over with one short form. We run the private-treaty negotiation to your client’s brief, and hand it back to your team — with a written report — the moment the offer is accepted. Everything client-facing stays with you.
You’ve done the hard part — found the property, built the relationship, earned the client’s trust. From the moment you instruct us, we take over the one job that eats your time and rarely plays to your strengths: the drawn-out negotiation with the selling agent. Here is exactly how an instruction runs, and where the line sits between our work and yours.
The process
1
You hand it over
Complete one short deal form: the nominated property, your client’s budget and ceiling, the ideal and target price, the terms you need (deposit, settlement, conditions, inclusions), any timeframe you want us to work to, and the internal team member we hand the deal back to. That form is your handover.
2
We take the deal
We handle all vendor and selling-agent communication, set the strategy, and work every offer and counter-offer — negotiating terms as well as price, and holding firmly to your client’s ceiling and target throughout. You’re free to get on with everything else.
3
We hand it back
The moment the offer is accepted, we hand the deal back to your nominated team contact and deliver a final written report — price achieved, terms secured and a short summary you can pass to your client under your own brand.
Where the line sits
A clear scope keeps the engagement clean and keeps you firmly in control of the client.
In scope — we do this
Negotiation strategy. All vendor and selling-agent communication. Every offer and counter-offer. Negotiating the terms as well as the price. A final written report to your nominated contact once the offer is accepted.
You provide
The completed deal form — property, budget and ceiling, ideal and target price, the terms and conditions you want, and any timeframe. The internal contact we hand the deal back to. And all client management — the relationship stays yours.
Out of scope — stays with you
Sourcing and search. Due diligence, building & pest, strata. Contract review and legal. Finance. And settlement.
Turnaround
One instruction covers one nominated property. Most instructions can be actioned within one business day of a complete form. If a deal falls over and your client moves to a different property, just send us a fresh form.
